I had minimal complaints living here for the first 6 months of my lease. However, when Michigan's rainy season came in July, my apartment flooded with sewage 3 separate times. During these incidents, I had to be displaced from Waterfront and there was ZERO communication from management on these "repairs." I would text and call daily, worrying about where I would sleep for the night, but I heard NO response.
The fact that my apartment flooded on three separate occasions shows that the "repairs"... were not completed successfully at first try. I have included photos of my current living situation. They tore out the carpet and part of the dry wall in the closet. Waterfront expects me to live in these conditions until the end of my lease. They have not made any effort to fix the carpet or the dry wall.
I would heavily discourage you from living at Waterfront Apartments longterm. You may find it comfortable in the moment, but when emergencies occur you will be left in the dust. Not to mention, Waterfront will not reimburse you for any damages to your belongings if a situation like this were to happen to you. Waterfront did not reimburse me when I was displaced.
I am warning potential tenants that there were several break-ins to the complex during my stay here. A neighbor was held up at gun-point in one of these break-ins.
Please do not live here, I encourage you to find somewhere else to make your home. It is not a safe place to live. Please avoid MTH Management and Waterfront Apartments altogether.
I'm the kind of person to never trust reviews I see online, they always seem too extreme, but please I implore you this is genuine. I never want another person to go through what I went through while living here. Please find another place to live.

I don't know where to begin. The management is absolutely horrendous. Nothing is accomplished in the time they say it will be, with everything being at least a month late. For example, it's December and the apartments still don't have laundry machines! We were told they would be installed by October. The parking at the complex is terrible. They let people park along the sides of the buildings and in handicapped spaces. We used to have assigned parking, but that only lasted for a week because... they seemed to be afraid of towing people? So the people who followed the rules were penalized. The property manager, Justin, is beyond rude and doesn't seem to care about the residents whatsoever. Also, all of the rent prices on here are being increased by $100 due to the company wasting so much money by not planning ahead properly with the construction and having multiple maintenance issues. On top of this, not all of the features listed above are in every apartment, or true at all. Only the Premium apartments are shown in the pictures, and they are the only ones that have ceiling fans, only ones that have eat-in dining areas, and are the only apartments with laundry machines inside. Also, the buildings are currently not smoke-free, no concierge, no security system, and there never once has been a planned social activity! Overall, the apartments are nice, but certainly not worth the outrageous price and having to deal with the incredibly incompetent management staff.
